Housing Supply Increases Slightly in Jacksonville NC

We are starting to feel the effect of the tax credit ending for most of us on June 30th. Overall, the figures for the Onslow County real estate market showed a decrease for the 2 month period ending July 31. The current supply of homes increased from 4.8 months to 5.6 months.

The only improvement was in the Sneads Ferry area where the housing supply dropped from 7.9 months to 7.6 months. All other areas showed an increase in the housing supply.

I am still finding that most military buyers are unaware of the tax credit being extended 1 year for those military personnel who were deployed more than 90 days between January 1, 2009 and April 30, 2010. Check with your tax professional for the details and see if you qualify for the $8,000/$6,500 Tax Credit

Jacksonville NC Homes Sales Improved in May/June Absorption Rate Report

Absorption Rate ReportWith the tax credit ending on June 30th and no extension of the June 30th deadline passed by the Congress until the last minute, homeowners were rushing to close by June 30th to make the deadline.

This rush to close by June 30th and the normal busy sales cycle starting the first of June caused substantial improvement in the Absorption Rate figures for the May-June time period. The overall Onslow county market improved from 5.6 to 4.8 months to sell existing home inventory. Click on the chart to see full-size image.

The biggest improvement was in the Sneads Ferry area where the housing supply dropped from 13.1 months to 7.9 months. This improvement was mainly in the homes under $200,000 – you see it in the difference between Average Price of Homes Listed ($288,247) and the Average Price of Homes Sold ($193,225).

Next month’s report will start to show less tax credit influence, though the tax credit will still be available to those military personnel who were deployed more than 90 days between January 1, 2009 and April 30, 2010. Check with your tax professional for the details and if you still qualify for the $8,000/$6,500 Tax Credit

Absorption Rate Improves In Jacksonville NC Real Estate Market for March-April 2010

The Jacksonville NC Real Estate Market definitely showed the effects of a vibrant market plus the effects of the Tax Credit ending April 30, 2010 for most buyers. The overall Absorption Rate showed a decrease in Housing Supply from 7.9 months to 6.1 months.
 
Only one area, Sneads Ferry, showed an increase in Housing Supply (13.7 to 15.8 months), while most of the remaining areas showed significant decreases in housing supply. The increase in the Sneads Ferry area is mainly due to the higher priced homes in that area. Even in those areas that had decreases in housing supply, it was mainly homes under $175,000 that were selling and those over $200,000 were moving fairly slow.

The Absorption Rate Rate Report for February- March Homes Sales shows an improvement in all areas of Onslow County Real Estate Market based on number of listings and the number sold the last 2 months. There was a slight increase in supply in 2 areas: Piney Green Area and Southwest Area. The whole county’s supply figures decreased from 9.9 to 7.9 months, though still a buyer’smarket, it is definitely an improvement for sellers.
